SERVICES PROVIDED

• Property Management Services. Vertex manages each property as if it were owner-managed. These services include:
• Credit review on each applicant, verifying information and seeking quality tenants.
• Personal interview of each applicant by on-site property management.
• Prepare and execute all lease agreements.
• Collect all security, cleaning, pet, and other deposits with lease execution.
• Provide a walk through prior to occupancy to note any outstanding condition issues.
• Arrange any and all maintenance needed for repairs – before, during, and after occupancy. Any repairs that exceed a prior agreed upon amount will be presented to the owner and said repairs will be made subject to owner’s approval. Any repairs that are considered an emergency shall be reported to owner and scheduled as needed.
• Collect all rent due.
• Prepare and cause service for past due notices when needed.
• Prepare and cause any eviction or collection proceedings as needed.
• Prepare and submit to owner monthly accounting and leasing statements.
• Prepare and submit to owner weekly traffic and leasing statements.
• Prepare and submit to owner annual year-end accounting statements on income and property expenses.
• Prepare and submit any HUD required reporting.
• On-site property management and staffing as needed by the property and approved by owner.
• At a minimum monthly visits and project reviews by Vertex management team.
• Create with owner initial leasing plan with minimum leasing guidelines.
• Create with owner a capital improvement plan with maximum expenditure approval.
• Create with owner annual operating budgets and plans.
• Establish property custodial bank accounts, security deposit accounts, operating and trust accounts (as needed).

• Portfolio Management Services. Vertex is positioned to manage their client’s total property portfolio, including office, retail and multi-family projects. When engaged as a real estate portfolio manager, Vertex will work with the owner to create the optimal strategy for the portfolio as a whole and each property individually.
• Development / Project Design Consulting.
