  • Pre-negotiate discounts with a group of preferred vendors to ensure high quality, quick turnaround and reasonable rates. All vendors are required to produce certificates of insurance for liability and workers compensation.
  • Regularly inspect properties to make sure everything is in order, providing a detailed report of deficiencies.
  • Hire, supervise, and terminate (when needed) all independent contractors and employees required for the efficient operation of the property.
  • Supervise maintenance and arrange for repairs and improvements as required.
  • Recommend and supervise improvements, additions or alterations to keep the property competitive.
  • Administer preventative maintenance schedules to minimize costly emergency repairs.
  • Work with tenants on maintenance requests.
